New URA guidelines cut number of units that can be built in non-landed projects


New URA guidelines with effect from 17 January 2019

  1. 85 sqm used to calculate the no. of dwelling units in a development outside central area. E.g. Developer has a gross floor area (GFA) of 8,000 sqm, divide that by 85 sqm = 94 units (before this, it was 70 sqm, which would have yielded 114 units). In short, developers will have lesser units to manoeuvre  when planning product mix.
  2. More stringent 100 sqm used for the following areas: Marine Parade, Joo Chiat-Mountbatten, Telok Kurau Jalan Eunos, Balestier, Stevens-Chancery, Pasir Panjang, Kovan-How Sun, Shelford and Loyang.
  3. GFA bonus for balcony – down to 7% (instead of 10% currently). And balcony area capped at 15% of net internal area.
  4. New bonus GFA scheme to encourage developers to provide more indoor recreation spaces such as gyms, libraries, function rooms and reading rooms to capped at 1% of total area (or the GFA of the residential component for mixed-use developments).
